Heating & Cooling Yearly Maintenance

Heating System Clean & Checks

A thorough evaluation of the operation & efficiency of your Heating System consists of:

  1. Measure the ohms to detect reliability of the IGNITOR.
  2. Examine & tighten all ELETRICAL connections.
  3. Clean the BLOWER for proper operation (additional fees occur if the blower needs to be pulled and cleaned)
  4. Measure and adjust for proper GAS pressures.
  5. Examine any PRESSURE SWITCHES & hoses for reliability.
  6. Check the HEAT EXCHANGER for cracks, holes or rust.
  7. Check, clean & adjust BURNER as needed for highest efficiency.
  8. Check the FILTER (if you have one, we will replace it for you or provide one at an additional cost).
  9. Examine BELTS (if applicable).
  10. Check the BEARINGS on the FAN MOTOR.
  11. Check the COMBUSTION MOTOR for Amp draw and smooth operation.
  12. Put the furnace into a heat mode and record RETURN AIR TEMPERATURE compared to SUPPLY AIR TEMPERATURE for proper temperature rise.
  13. CLEAN the exterior of the furnace and remove any debris in the area.

Cooling System Clean & Checks

A thorough evaluation of the operation & efficiency of your Cooling System consists of:


  1. Examine & tighten all ELECTRICAL connections.
  2. Clean & check the outdoor coil for debris plugging coils.
  3. Check REFRIGERANT charge for proper levels.
  4. Check CONDENSER FAN for proper operation.
  5. Record Compressor VOLTAGE, AMPERAGE and multiple TEMPERATURES to assure proper operation.


  1. Examine & tighten all ELECTRICAL connections.
  2. Clean & check the EVAPORATOR COIL, inspect for leaks (removal not included).
  3. Check the INDOOR BLOWER for proper operation.
  4. Check CONDENSATE LINE & PAN for proper drainage; Clean as needed.
  5. Examine any PRESSURE SWITCHES and hoses for reliability.
  6. Check the FILTER (if you have one, we will replace if for you or provide one at an additional cost).
  7. Examine  BELTS (if applicable) & check the BEARINGS on the FAN MOTOR.
  8. Put the system into a cooling mode and record RETURN AIR TEMPERATURE & SUPPLY AIR TEMPERATURE for proper temperature drop.
  9. Check all operating SAFETIES & CONTROLS.
